A property valuation is an evidence-based opinion about a particular property within an agreed assignment. The conclusion belongs to a purpose, a valuation date, a property description and the information examined for that assignment.

What exactly is being valued?

The valuer considers the property and the right or interest named in the assignment. For a home, floor area, property type, condition, location, leasehold, apartment ownership, permits and comparable market data may form part of the analysis. The relevance of each detail depends on the purpose and valuation date.

Read the report alongside its assumptions. Ask who uses it, which documents were included and which limits are stated.

Market value and WOZ have different functions

The municipality sets the WOZ value for municipal taxes and other statutory uses. Kadaster explains where the WOZ value can be found and that municipal information is leading for that figure. Market value belongs to a valuation assignment with its own purpose, valuation date and reporting framework.

The values can coexist and do not have to match. Use WOZ and market value explained when you first need to identify the value concept in a letter or file.
