# Property valuation in Amsterdam for sellers

Prepare a sale-related property valuation in Amsterdam without mixing up market value, asking price and sales advice.

## Keep three amounts separate

In a sale, market value, asking price and final sale price are often mentioned together. Market value is an evidence-based opinion within an assignment. Asking price is a sales-strategy choice. The sale price appears only when a buyer and seller complete a transaction.

> **At a glance:** use a valuation to understand a value at a stated date. Discuss asking price, presentation and timing with the professional handling the sale.

## Define the sale-related question

Write down why you need a valuation. It may be for personal orientation, a financing file, a conversation with a co-owner or another procedure. Record who receives the report and which valuation date matters.

Ask which inspection, reporting and validation are included. This keeps sales advice, a building inspection and a valuation report as distinct pieces of work.

## Prepare the property file

Gather the address, property type, floor area, construction year, leasehold, ownership, owners' association details, permits, renovations and known maintenance questions. For an apartment, the deed of division, association budget and maintenance plan can help describe the legal and physical context.

Mark missing documents and remove personal data that the assignment does not need. Documents make the starting points checkable. They do not set the conclusion in advance.

## Discuss Amsterdam-specific details

An Amsterdam property can raise questions about leasehold, foundations, an older building, an extension or the quality of comparable properties. Ask which topics matter for your assignment and how uncertainty will be described in the report.

The valuer assesses the property within the agreed assignment. A sales adviser can then help with presentation, timing and asking price. Keep those responsibilities clear.

## Questions before you commission the work

- Which value concept and valuation date are required?
- Who receives the report and how current must it be?
- Which documents must you supply?
- Which work belongs to the inspection and report?
- Which sales decisions belong with another adviser?
