# Property valuation in Amsterdam for buyers

A practical starting point for buyers who want to understand market value, mortgages and documents before a purchase.

## What is the valuation for?

A purchase valuation gives an evidence-based opinion of a particular property's market value at an agreed valuation date. For a buyer, that opinion is one input into a decision. The purchase price comes from negotiation and the finance available depends on the lender's conditions. Start by defining the purpose and recipient of the report.

### For a mortgage

### For your own purchase decision

A valuation can help you discuss the property facts and the basis for an offer. The valuer does not decide whether you should buy. Keep financing, building and legal questions with the adviser responsible for those matters.

## Make the property file checkable

Put the main facts in one overview before the inspection is arranged:

1. address, property type, floor area and construction year;
2. leasehold terms and apartment-ownership details;
3. purchase agreement or relevant draft documents;
4. permits, drawings and information about completed improvements;
5. owners' association documents and known maintenance or foundation questions.

Add the date of each document and mark what is missing. A clear file makes the starting points checkable. It does not predetermine the valuation.

## Amsterdam context calls for focused questions

A canal house, a new-build apartment and an older apartment building can produce different document needs. For leasehold, the terms and relevant date deserve attention. For an apartment, the deed of division, owners' association budget and maintenance plan can clarify the context. For an older home, foundation information may lead to a follow-up question.

Ask which subjects belong to your assignment. Share factual information early and ask how missing material will be handled in the report.

## Read the report alongside the purchase decision

Start with the purpose, valuation date, property description, assumptions and limitations. Then look at the comparable evidence and property characteristics supporting the conclusion. A difference between an offer and the reported market value calls for a discussion with your adviser; the report itself is not a negotiation instruction.
